Thankfully we missed the bullet.........

Now that the threat of Earnesto has passed we can get back to our focus on real estate in Western St. Tammany. Indeed, I believe it will continue to be a "sellers market" for quite some time. The uncertainty of rebuilding(primarily on the South Shore), how much money will be obtained from the "Road Home", the expense of having to "raise" homes and not have the expense fully covered by FEMA and the time it will take for all of the pieces to come together play a role in the continued attraction to our area. People are beginning to lose patience. In fact, sadly, some are about to lose their minds! This set of unfortunate circumstances will be the driving force to continue to bring families to Western St. Tammany Parish.

Will Mandeville area real estate turn the corner and become a buyer's market?

Coming up on the one year anniversary of Hurricane Katrina - the Mandeville, Covington, Abita and Madisonville real estate markets seem to have been a bit out of control (re: prices and availability) for the past year. Since the storm, houses with little or no damage, have turned the market into the perfect example of a seller's folly [give me the $$$$$ I am asking or go to h---]. Demand was exceptionally high and supplies were short. Sellers were in command.

At the time of this writing, however, a new tropical storm is churning around in the warm waters below Cuba headed for the Gulf. Housing inventory in our local market continues to increase. DOM (days on market) are higher than what has been experienced in the past 6 months, and prices are begining to drop (either due to price reductions or new seller's awareness that "panic pricing of post-Katrina" has past).
